Article 17 of the Regulatory Reform (Fire Safety) Order 2005 places an obligation on the “Responsible Person” to ensure fire doors are “subject to a suitable system of inspection and are maintained in an efficient state, in efficient working order and in good repair”. Given that the employer, building operator, building owner or possibly his agent has a legal duty to maintain fire doors in efficient working order, regular inspection will be necessary.
The five most common fire door faults
Missing or faulty seals
Over 61% of tested fire doors had their smoke or intumescent seals missing, fitted wrongly or not filling the gap at all. Missing seals = smoke in seconds.
Wrong signage
More than a third of fire doors show incorrect or zero signage. If the sign is wrong, people prop it open or ignore it totally.
Excessive gaps
Gaps over 3mm around the frame let flames and toxic smoke pour through. We found oversized gaps in 34% of fire doors
Unsuitable hinges
One in five fire doors hang on hinges that aren’t fire-rated, or are simply worn out, so the whole door set can fail when it matters most.
Damaged door leafs
Over 15% of doors suffer chips, breaks or core damage. Even a small gouge can slash fire-resistance by half.
Insurers require certified fire doors to be installed, inspected, and maintained. Wedging them open, removing them, or missing scheduled maintenance breaches policy terms and can lead to higher premiums, claim refusals, or even cancellation of cover.
Alarmingly, 90% of policy-holders remain unaware of these obligations.
