Everything you need to know about keeping your doors compliant
How often do my fire doors need a formal inspection to stay compliant?
Current guidance is every 6 months in most workplaces and, under the Fire Safety (England) Regulations 2022, quarterly for communal doors and annually for flat-entrance doors in residential blocks. We tailor the schedule to your risk assessment and send automatic reminders, so you never miss a deadline.
Can you certify that any repairs or new doors meet UK standards?
Yes. ArkasFD engineers hold BM TRADA Q-Mark / FIRAS installers’ accreditation. All doorsets are tested to BS EN 1634-1, installed to BS 8214, and supplied with full UKCA / CE documentation and installation certificates for your records and insurers.
What does a typical fire-door survey include and how long does it take?
We asset-tag each door and check leaf/frame integrity, gaps, intumescent strips, smoke seals, hinges, closers, glazing, signage and ironmongery. A standard leaf takes 3–7 minutes; a 100-door site is usually finished in half a day with zero downtime.
Will routine maintenance disrupt day-to-day operations?
Hardly at all. Most adjustments are done with the door closed. For noisy works we can schedule evenings, weekends or shutdown windows, and we provide RAMS in advance so your H&S team knows exactly what to expect.
If you find defects, do you fix them on the spot or quote first?
Minor items—closer tension, screws, seals—are fixed immediately from our van stock and logged in the report. Anything larger gets a same-day quote and, if safety-critical, we provide a temporary solution (e.g., emergency closer) before we leave.
How quickly can you replace a non-compliant door?
We hold common FD30 / FD60 stock for 48–72 hour turnaround. Bespoke finishes or glazed screens take 10–15 working days. Installation is a one-visit job and you receive certification the same day.
Do you provide digital reports and photographic evidence?
Absolutely. You get a secure cloud report with traffic-light status, before/after photos, asset register, and downloadable compliance certificates—ready to email straight to the Responsible Person, insurers or the fire-risk assessor.
What warranties or after-service support do you offer?
12-month workmanship warranty, manufacturer warranties (up to 10 years on leafs and hardware), plus a free first annual check on every new installation. Our help-desk is live 24/7 for technical support or emergency call-outs.
Can you manage large multi-site portfolios?
Yes—Every door is QR-tagged in our portal so you can track history, costs and next-due dates across all sites, with automatic KPI dashboards for compliance reporting.
How are your costs calculated?
Surveys are priced per door with volume discounts; repairs are parts + labour; replacement doors are fixed-price packages that include removal, disposal, installation, certification and after-care. Key price drivers are door rating, finish, hardware spec and out-of-hours access—all itemised up-front, so no surprises.
